With 192,890 units across the state, mobile homes make up a major portion of New York’s housing market. And why shouldn’t they; after all, from single bed and bath structures to full-fledged two storied units, these homes have got it all.

However, the only problem with mobile homes is that they’ve gotten old, with some dating back to 1974 when the first mobile residency laws came about.

So it’s no wonder why owners of manufactured homes are actively looking to remodel their homes.

But if there’s one question all of these homeowners are looking answers to, it is: how much does it cost to remodel a mobile home?

In fact, I am always asked this by my mobile homeowner clients, and I am sure you’re curious about it too.

And that’s exactly why I’ve broken down the present-day cost to renovate mobile home in detail. Plus, I’ve answered all your remodeling cost related queries along with my own insights as a general construction contractor

So, read on and find answers to all your questions.

How much does it cost to remodel a mobile home?

For starters, there is no fixed mobile home remodel cost as the exact cost will depend on your home’s size and renovation type, among others.

In fact, the average cost of remodeling a mobile home in New York can range between as little as $5,000 to as high as $50,000.

Then how do you budget for your mobile home makeover, you might wonder?

Well, you can still do that as I’ve broken down the cost of individual remodeling projects for manufactured homes, which include:

1. Full interior remodeling

Among all things mobile home renovation, interior home remodeling projects are the most popular. That’s because interior design in most of these homes dates back to the 1970s and 1980s, which is far from modern-day aesthetics and functionality.

Now, a renovation of this scale will include a complete upgrade of everything from floors to walls to ceiling, and more. Also, it involves electrical and plumbing system overhaul, especially in the kitchen and bathroom.

So, you can expect the cost to be much higher compared to regular standalone cosmetic upgrades.

But how much does it cost to renovate a mobile home interior entirely?

Well, that will depend on whether your mobile home is single or double-wide.

Here’s a cost breakdown for both:

A. Single-wide mobile home renovation cost

For those of you who own a single-wide mobile home in New York, the average cost of complete interior remodeling will range between $10,000 and $30,000.

Herein, a basic interior remodel with flooring upgrade, new paint coat, fixture replacement, etc., will cost you on the lower end.

At the same time, if you go for more extensive renovations like installing custom hardwood cabinets, upgrading appliances or insulation, etc., you can expect to pay in the upper end.

B. Double-wide mobile home remodel cost

While single-wide mobile homes are more affordable to remodel, that might not be the case with double-wide homes. That’s because the cost to renovate mobile home like this can range between $25,000 and $50,000.

But why is a double-wide mobile home more expensive to remodel?

Well, the reason is primarily the larger square footage that these homes have, along with added complexities to remodel the space.

For instance, a lot of homeowners want to increase the functionality of their space by moving walls, which involves structural overhaul. Also, they might want to install high-end finishes or upgrade existing systems.

And not only are these projects highly sophisticated but they’re also very expensive.

2. Kitchen remodeling

If there’s one remodeling project without which your home renovation is incomplete, it is without doubt a kitchen remodel. And this trend is true for both traditional and mobile homes.

But how much does it cost to remodel a mobile home kitchen?

Well, the average cost of mobile kitchen remodel in New York is in the range of $5,000 and $20,000.

Here, a small kitchen remodel project with basic upgrades will cost you on the lower end, while a full remodel will be on the costlier side.

Overall, here’s how much it will cost to renovate mobile home kitchen:

A. Basic kitchen upgrade

Let me start with basic cosmetic upgrades which involve minimal renovations like stock cabinet addition, laminate countertop upgrade, fixture replacement, etc. A kitchen remodeling project like this will cost you between $5,000 and $10,000.

B. Full kitchen remodel

A full kitchen remodel is one where you upgrade everything from design and layout to kitchen appliances, and more. And it is a renovation like this where you need a kitchen remodel permit, given the extensive wear and tear involved.

Talking about the cost, you can expect to pay in the range of $10,000 and $20,000 for a complete mobile home kitchen remodel.

3. Bathroom remodeling

Yet another focus area during mobile home renovations is your bathroom. And as per latest market estimates, the cost of mobile home bathroom remodeling will be anywhere between $2,500 and $15,000.

You see, like other areas of your home, the exact mobile home bathroom remodel cost will depend on what you intend on renovating.

Here’s a cost breakdown for you to understand better:

A. Essential upgrades

Essential bathroom renovations include painting, changing faucets or showerheads, replacing lights, installing fixtures, etc.

And these upgrades are very cost-efficient, with the average cost ranging between $2,500 and $7,000.

B. Complete overhaul

A full bathroom overhaul is one where you upgrade everything from the bathtub to bathroom tiles to floor and much more. And it is one such renovation where the average time to remodel a bathroom goes up to a month or more.

So, you can expect the cost to go up compared to the essential upgrades. On average, you should be prepared to spend in the range of $8,000 to $15,000 for one such remodel.

4. Flooring replacement

When it comes to the visual appeal of your home, flooring plays an important role. In fact, to create a consistent aesthetic, it is essential that your flooring is in sync with the overall remodel.

But how much does it cost to renovate a mobile home flooring?

Well, that will depend on two things, namely:

  • The per square foot cost of flooring materials.
  • The total square footage of your home.

For instance, the per square foot cost of hardwood flooring ranges between $6 and $12. So, if the total area of your mobile home is 800 square feet, you can expect to pay in the range of $4,800 and $9,600.

5. Outdoor remodeling projects

Having coveted the cost of interior home renovation, let’s now shift to the cost to renovate mobile home exterior.

Outdoor remodeling typically involves roofing upgrade, siding replacement, deck addition, etc., to name a few. And curb appeal apart, these upgrades are important to maintain your home’s basic integrity, insulation, and energy-efficiency.

Coming to the total exterior remodel cost, it will depend on what exactly you are remodeling and how much it costs. For instance:

  • When replacing mobile home roofing, metal roofs are the most popular and durable options you’ll come across on the market. And the cost of one such roofing replacement will be in the range of $3,000 and $10,000.
  • Similarly, siding replacement is yet another popular exterior remodeling people go for. And this will cost you between $3,000 and $12,000 depending on whether you go for metal, wood, or vinyl siding.

What are the factors that affect your mobile home remodel cost?

mobile home remodel cost factors

Now that you know the average cost to renovate mobile home in New York, let’s talk about the various factors that will determine how much you actually pay.

All in all, here are some key factors you should keep in mind when budgeting for a remodel:

1. Total size of your home

This is the most obvious consideration, the larger your home’s square footage the more you can expect to pay.

For instance, as I mentioned earlier, a full remodel on a single-wide mobile home is always less expensive compared to a double-wide home. And that’s because the single-wide homes are smaller than double-wide.

You see, while a typical single-wide mobile home is sized between 500 and 1200 square feet, double-wide homes come in sizes between 1000-2500 square feet.

2. Extent of remodeling

The next important factor that determines mobile home remodel cost is your extent of upgrade. And this is based on a simple logic: The more you renovate the more you pay.

For instance, a full home remodel will always cost you about 5x to 10x more than a roofing replacement.

3. Quality of renovation materials

Yet another factor that decides the total cost to renovate mobile home is the quality of materials you purchase.

Take for instance, a flooring upgrade with hardwood. This will be at least 2x to 3x more expensive than vinyl flooring.

4. Condition of your home

The older your home is the more you’re likely to pay for remodeling. That’s because there will be extensive wear and tear involved compared to newer homes.

For instance, let’s say a new single wide home costs $10,000 to remodel. Now, you can expect to pay in the range of $13,000 and $15,000 for a similar yet old single wide mobile home remodel

5. Cost of labor and permit

On top of all the above costs, you’ll also have to factor in the cost of labor and permits.

To begin with, labor cost will depend on the type of general remodeling contractors you hire and how they charge you. For instance, while some contractors charge you on an hourly basis, others will quote you for the entire project.

Furthermore, extensive renovations that involve wear and tear will require a permit from the local building department and will cost extra. For example, the permit application fees in New York range between $0.12 per square foot to $.06 per square foot, with $100 being the minimum fees.
